If so, you may proceed to obtain a building permit following the procedures below. The required documentation would be a permit application and two sets of plans (survey, fence detail). The permitting process consists of:

Obtaining a permit application and filling it out. The application must be signed and notarized by both the owner and qualifier.

Issuing a process number which may be started online on iBuild Miami, or at our permit counter.

Paying upfront fees, if any. These may be paid online or at our cashier. Upfront fees are later on credited to the full permit fee.

Reviewing plans with the trades automatically generated based on the scope of work, in person at our plan review section, or dropped-off if required by any of the necessary trades. The municipal fire, public works, zoning, and planning reviews are included within the building permit. Two sets of the required plans and documentation must be submitted. County and/or state reviews and fees must be assessed with said entities directly.

Once the plans have been approved, you must return to the permit counter express lane. The clerk will keep the permit application, a set of the reviewed plans (unless kept by FQC), and provide an invoice. The building permit fee will include all municipal administrative, impact, and departmental fees. We currently do not offer digital permitting so master, sub-permit, and additional plan permit issuance must all be processed in person at our permit counter.

As soon as the fee is paid, the permit card will be available for printing on iBuild Miami, the permit active for 6 months, and you will be able to schedule inspections. The permit fees are based on scope of work and job cost so we are unable to provide estimated fees until the process number is started. This fee will include administrative, state, and solid waste fees so I usually recommend you start a process number online and the last step before you finish shows a detailed estimate permit fee.
All you need for the dummy intake is property address, the square footage and estimated job cost. Our building permitting process is very job and address specific so we are unable to provide a timeframe. Reviews are automatically generated by our system based on the scope of work. We currently don’t offer expedited reviews (except the Fire Department which offers overtime reviews, fees must be addressed directly with them) and regular reviews may take as little as a morning since we offer walk-thru reviews. Overall, reviews depend on the scope and size of work, and accuracy of plans.
