- Livable condition, but it doesn't have to be super up-to-date; no major structural problems
- Quiet street; not next to train tracks, highway, or a lot of bars; prefer not on El Camino or similarly major streets
- Less than 2mi from some shops / a town center
- Freestanding home; not part of a condo/townhome association
- Built after 1970
- 2 bedroom (alternatively 1000-1200 square feet)
- Under $1M
- Some private outside space; room for a patio with a little outdoor kitchen (with a brick oven!)
- Built after 1980
- 2 baths
- Covered parking (or room to build a garage)
- Less than 2mi from a CalTrain station
- Gas line
- Built after 1990
