I looked at the details provided by the documents you gave me about the Party Wall Agreement. The details show 220mm Concrete Band with the top at +1.55 above datum level which is around 70cm above the Basement level of 50 Church Crescent. Attached is a document providing description of waterproofing to the walls with Gypliner metal track system.
The drawings show some voids below this concrete band which I assume has been dug out since it does not make any sense of having a cantilever concrete band. This concrete band could be old foundation footings !!
Section B-B shows significant excavation below existing levels which will undermine the existing party wall and during excavation special propping must be provided in order to avoid any risk of causing damage to the Party wall. Once R.C. Retaining wall is built it should be OK.
Section C1-C1 show a deep cutback into inclining boundary wall which will then be replaced with a thinner reinforced concrete retaining wall. Special support and propping must be provided in order to avoid any risk of causing damage to the Party wall.
Section D-D shows a large void of 400mm depth under the concrete footing as the existing section which looks unstable with the concrete band sticking out as a cantilever for 400mm suspended in the air and does not tie up with any of the other sections. If this area has been excavated, the concrete band must be propped until the new retaining wall is built.
Assuming that the details are correct, there will be at least 350mm thick old wall section remaining between internal walls of no. 50 Church Crescent and the new R.C. Boundary wall. Allowing for around 100mm for the waterproofing application on the inner side of 50 Church Crescent including Gypliner metal track system (as referred to in attached document) then there will be approximately 250mm net wall thickness left after the existing walls are trimmed. THIS HIGHLIGHTS THE IMPORTANCE OF TEMPORARY PROPPING AND SUPPORT SYSTEM.
Subject to proper measures being taken during excavation, and assuming that a properly qualified professional Contractor will be appointed to undertake the works who will have proper insurances in place, I suggest that you confirm your agreement with the Party Wall Agreement with the proviso listed herein.
